1. About Baytik

Baytik is a booking management platform designed for property owners and brokers in Kuwait and the Gulf region. The platform enables users to manage property listings, receive booking requests, and coordinate with guests.

By using Baytik, you agree to these Terms of Service. If you do not agree, please do not use the platform.

2. What Baytik Is (and Is Not)

Important Notice

Baytik is a software tool for managing bookings. We are not a property owner, broker, or booking agent. We do not own, manage, or operate any properties listed on the platform.

  • Baytik does not process, hold, or transfer any payments between property owners and guests
  • All financial transactions occur directly between the property owner and the guest
  • Property owners are solely responsible for the accuracy of their listings
  • We do not verify property conditions, amenities, or ownership

3. User Responsibilities

Property Owners and Brokers

  • Provide accurate and truthful property information
  • Keep availability calendars up to date
  • Respond to booking requests in a timely manner
  • Handle all payment collection directly with guests
  • Comply with all local laws regarding property rentals and taxation
  • Maintain appropriate insurance coverage for properties

Guests

  • Provide accurate contact information when submitting requests
  • Communicate directly with property owners regarding payments
  • Understand that bookings are subject to owner confirmation
  • Respect property rules set by owners

4. Booking Process

When a guest submits a booking request, the dates are temporarily held (soft hold) to prevent double bookings. This hold:

  • Does not constitute a confirmed booking
  • Expires automatically if not confirmed within the set period
  • Can be accepted or declined by the property owner

A booking is only confirmed when the property owner explicitly confirms it through the platform.

5. Limitation of Liability

Baytik is not responsible for:

  • Disputes between property owners and guests
  • Property conditions, cleanliness, or amenities
  • Payment disputes, fraud, or financial losses
  • Cancellations, no-shows, or booking issues
  • Actions or conduct of users on or off the platform
  • Any indirect, incidental, or consequential damages

6. Account Rules

Users must not:

  • Create false or misleading listings
  • Use the platform for fraudulent purposes
  • Violate any applicable laws or regulations
  • Interfere with the platform operation
  • Share account credentials with others

We reserve the right to suspend or terminate accounts that violate these terms without prior notice.

7. Fees and Subscription

Property owners may be required to pay a subscription fee to use certain features. Pricing and payment terms will be communicated separately. We reserve the right to modify pricing with reasonable advance notice.

8. Changes to Terms

We may update these terms from time to time. Continued use of the platform after changes are posted constitutes acceptance of the new terms. We will notify users of significant changes via email or platform notification.

10. Governing Law
